I am looking for some contractor recommendations for a rental property we have in Coprus Christi, Texas. We are hoping to find a roofer, foundation repair company, termite company, painter, and carpenter (fascia/soffit repair).

Cash invested: $42,000

We gave the interior a much needed cosmetic updating. We are renting this as a fully furnished long term rental.

What made you interested in investing in this type of deal?

This was an off-market deal that we were able to negotiate directly with the seller.

How did you finance this deal?

We paid cash for the purchase and renovation.

How did you add value to the deal?

We did a cosmetic refresh on this one.

Single-family residence fix & flip investment in San Antonio.

Purchase price: $195,000
Cash invested: $50,000
Sale price: $305,000

We got rid a dangerous spiral staircase and added open faced staircase to keep the open feel concept. We also added LVP flooring, quartz countertops and gave the rest of the house a facelift.

What made you interested in investing in this type of deal?

The high ceilings, school district and floor plan made this deal real attractive.

How did you find this deal and how did you negotiate it?

I bought this one from a wholesaler.

How did you finance this deal?

Hard money for the purchase and cash on the renovation.

Single-family residence buy & hold investment in San Antonio.

Purchase price: $110,000
Cash invested: $45,000

We gutted most of the house to make way for new electrical, plumbing new kitchen and demo. The new rental has a modern kitchen, new appliances, LVP flooring, new central air, LED lighting, new window, paint, texture, etc.

What made you interested in investing in this type of deal?

We were able to get a decent deal in an up and coming neighborhood.

How did you find this deal and how did you negotiate it?

We used a wholesaler for this one. There were some challenges that made it unattractive to other investors.

How did you finance this deal?

We paid cash.

How did you add value to the deal?

We added energy efficiency by adding LED lighting, insulation, double pane windows and central air/heat. We also added a much needed kitchen renovation that included new appliances, tile flooring, quartz counter tops and white shaker style cabinets.

What was the outcome?

We rented this one above market value.

Lessons learned? Challenges?

We encountered termites along the way and some unexpected foundation work that needed to be done.
