Hey Gang, I just bought my first duplex and was researching water saving shower heads and came upon this post. I was wondering if anyone had any updated recommendations. Also, some of you mentioned that saving hot water is a more effective way to go. Could you tell me how one would go about saving hot water for their tenants?

Excellent stuff, @Charles Roberts! Thank you for the "No BS" approach, and for reminding us to start implementing stuff we've already learned before moving on to the next book or podcast. Very refreshing. I want to listen to it again, and will reach out when I have a good question for you :)

Thanks @Kate J. - Oh, I didn't know that a closet was mandatory as well. This additional room is only about 8x10 feet. Do you know if there is a minimum room size requirement?

Hey BP,

I just purchased my first property here in Los Angeles. It's a duplex, and both units are 2-1, and around 1200 sq ft each. If I adjust the layout, I can add another small room. I was wondering what advice/experience anyone may have with this. My 3 options are: 1) add a 2nd bathroom  2) Add a 3rd bedroom  3) Leave it as is

Any thoughts would be appreciated.

Hey BPers, I'm looking to install a mini-split system in my duplex, and was wondering if anyone had any recommendations here in LA?

Thanks @Brian Pulaski, so are you recommending calling local companies, rather than using HD?

Anyone have any suggestions on where to purchase a new garage door? Does Home Depot have good prices for this type of thing?

Great, thanks @David Gonzalez for the helpful info!

I'm about to remodel my first rental. It's a competitive neighborhood in Southern California. For countertops, would you recommend Quartz, Granite, or something else? For flooring, laminate? I've heard people mention Allure flooring from Home Depot. Any thoughts would be appreciated. Thanks!
