Hey BP Community!

I’m just getting started out in wholesaling, does anyone have any book recommendations on the subject? I have poked around at a few and it seems that many of the popular ones are just sales pitches for guru courses, which I am not particularly interested in. Thanks in advance!

Does anyone know a good wholesale-friendly lawyer in the Triangle Area? I'm getting ready to launch a marketing campaign this month and would like to consult a lawyer who knows the subject before getting started.

Very possible, but the individual gave me notes to lead me to believe these would be extremely interested sellers with whom they had already spoken. No way to know for sure I suppose, because when I asked about DNC they went completely dark.

I can’t confirm this person had bad intentions, so I’m not going to call them out, but I believe this concept is something people should be aware of. Someone asked me to help them with some wholesale leads they had, as that is what I am presently trying to get into. They sent me a series of “serious leads”, the first two were just dead numbers, and the rest were on the National DNC registry. I suspect this person was trying to get me to call them and then have them sue me, and he would take some cut. It’s very troubling to me that there might be people out there trying to do this, so I thought I would just make other newbies aware. https://apeiron.io/dnc is a great way to check single numbers, not good for batches, but good to test with. Stay safe out there!

It probably is easier to predict certain aspects of the Stock Market, although I would challenge your assertion that stocks aren’t emotional. E.g. Stocks drop every day because of “uncertainty” when the company changes leadership, even when the old leadership was terrible and it is obviously an improvement for the company

Thanks for the input! I’ve been seeing a lot of 3/2’s off the market between 200 and 225 in Bethesda (North Durham) and SE Raleigh, which are probably the only places I could buy with my budget, I could probably go up to 25k down since I have a well paying job and could add to the reserves relatively quickly.

I should add this... I have a great agent in the area and reasonable knowledge of where progress is moving, which is why I’ve been thinking it is the right place to invest

Hey BP community!

I have $30,000 set aside for real estate investing, and I grew up in Chapel Hill and would like to stay in the area for at least a little while, so I’ve been thinking of buying a single family home here. My general plan is 200k or so for a house that doesn’t need major work, put down 10% with traditional financing and live there for a little while, and have 10k left for minor repairs and cash reserves, with the intention of renting the house out at some point in the near future. I probably won’t have much if any cash flow, but I believe in the appreciation in the area. Am I totally off-base? Should I be looking at a different asset class or area?
