Hi BP,

I've got a mobile home under contract and looking to wholesale it. However, management will only allow buyers who are 55+ to purchase.

Is it still possible to wholesale this deal?

What's the best way to negotiate a MH which includes a land lease for 15 years? Because the MH itself is fairly cheap in the area I'm looking at.

@Robert Padilla I spoke with an attorney and learned that the EIN description is pretty much insignificant and that "Real Estate" was just fine. However, when applying for an LLC the description should be more detailed.

Hi, I was just wondering if anybody has created an EIN number for their LLC regarding their wholesale real estate business. I'm particularly stuck on the portion asking for "describe your business." I see an option for "real estate." But realize that I don't have a real estate license and don't want to be in a sticky situation. Should I classify under "other?"

Any advice would be helpful, thank you so much!

I apologize if this is a stupid question. I was just wondering what I should describe my business as when setting up an EIN for my LLC. Should I categorize it as real estate or other?

Hi everyone. My name is Daniel and I've just recently come across Bigger Pockets. I am both amazed and overwhelmed by the amount of knowledge and wisdom that lives here. I am starting my wholesaling campaign here at home in Southern California and going to my first REIA group this Wednesday. I'm looking to make connections and one day be able to provide value to other members as well.

My inquiry about contracts: Where is the best place to get a P&S contract and Assignment contract? I've downloaded a few different templates online and thinking of meshing a few of them together with a real estate attorney.

Side note: I've read on the forums it's better to have a lot of contingencies and not use them in addition to having an addendum in case the seller decides to present their own contract. 

Any thoughts or comments are helpful, I'm emphatic about learning so thank you so much for your time and input.
