Thank you @Theresa Harris. That was my thought too. I also own a couple rental properties and have never considered something like that for the reasons you mentioned.

I understand your point about terms and conditions for cable/phone/credit card, but there are also laws about what can and can't be included in those contracts. I'm wondering if this is one of those things in CA. I just want to make sure I'm protected and not leaving the door open for him to charge me for an unlimited amount of repairs under $100 when I move out...even if I'm not responsible. Yes, I've been living here, but I'm not a trained professional like a home inspector or handyman. The terms are vague, and I don't want to be on the hook for things I shouldn't be.

Hi All! I have a quick question regarding what a landlord can require in terms of repairs. I've been living in my place for a couple years now. It was just sold to a new owner, and he wants to set up a new lease. It all seems pretty standard, but he's adding a clause about tenants being required to pay for all repairs under $100, regardless of what the repair is. I'm in California, and my understanding is that landlords are required to pay for any repairs necessary to make a place habitable, and tenants are required to pay for any damage that they are responsible for causing (outside of standard wear and tear).

So, if I sign the lease, do I give up that right to have him make repairs under $100? Or is that section of the lease void because legally he is required to make those repairs? If I refuse to sign, is he able to kick me out based on that, even though he's asking me to give up my legal rights? I've never heard of anyone requiring this, so it seems strange to me.

You hate to think the worst of someone, but since they just bought the place, I can imagine they have a home inspection report full of little things that need fixing, and I worry that they're trying to pass the cost on to me. I appreciate the input! Thank you!

Thank you all for the warm welcome! Yes, I am still in Oceanside. It's a great city, but I don't think I'll end up investing here any further than the house we're currently living in. I've tried to keep an eye out for good investment properties, but it seems like, in general, the prices down in SD and OC are too high compared to the expected rent. But that may just be due to my inexperience shopping for a rental.

My condo in OC worked out great because of the appreciation, but it was not good for cash flow, and that's what I'm trying to work towards. I'm thinking about investing further inland or maybe even out of state. I have a lot of research ahead of me :)

Tim, thank you so much for the information on the NSDREI club. If I'm not able to make the next one, I will definitely be looking into making it out to one soon.

Hello, my name is Danny and I'm new to the site. I've been creeping around for a few weeks, reading articles and forum posts and the information has been amazing.

I grew up in Orange County and bought my first condo out there in 2011. I lived there for a year or so and then moved down to Oceanside where I bought a single family home. I rented out the OC condo for about a year, but am currently in the process of selling it. I hope to use the proceeds to start buying some rental properties. I'm still pretty new to the real estate investing scene, so this site has already been a huge learning tool for me.

I'm sure I'll be posting some questions over in the land lording forum soon. Thanks in advance for any advice, and I hope to be able to contribute at least a little in return!
