Around Mercer University it can be tricky, because the neighborhood can go south very quickly. Anything in walking distance may be OK. Student housing can be profitable. The more desirable areas to live are North Macon and by Hartley Bridge going towards Warner Robins. What are the street names for some of the houses you are interested in?

Welcome to bigger pockets! I was in the same situation. I am stationed overseas (Japan) and I was so anxious to get started. I focused on education, networking, and saving money. I am glad I waited before I got started, and it took me a while to find people I trust to get a team in place.

I will not start investing in lower-class neighborhoods, but as I build wealth I will buy in my old neighborhood that happens to be very rough.  I know a lot of people are negative toward the poor individuals, but I have a soft spot for them because I used to be one. I know that individuals in the "lower class" require more attention than other more well off tenants. I am not looking to make as much money on the class C or D rentals because my mission is personal in that area. Plus there are duplexes as cheap a $4,000 where I grew up so there is not much risk compared to reward. 

I love that you want to do it, and I definitely think its a worthwhile venture. I also have a good job and do not need the cash flow at this moment. 

Don't let people tell you all the tenants are horrible and don't want anything in life. I used to be one of those tenants, and I would not be where I am today if everyone gave up on me because I just happened to be born with less. People like you are the ones who help me and people like me strive to be do something more with their lives.

Thanks for the advice I will do my research. I never thought about following up with agents that sold the property.

10 years ago before I join the Navy there was a nice gated community (Lake Wildwood). I was looking into buying into the area, but I see a lot of houses in that area for sale at almost to good to be true prices (under $58000-$80000).  I know someone who has at least 2 evictions in the last 5 years ( and is a very irresponsible person), which means either the landlord did not tenant screen or the standards for people who rent in the area has lowered.
