Thanks alot Will. I did not know that you could use a RE Attorney to do lease options. Thanks for the tips.

Well, I really like this idea of lease options, and it's too bad that we can't do it here in Texas. I was wondering what other ways to go about attracting rent to own tenants if I say I have a house sub2 and want to turn around and get someone in that property. Thanks in advance.

Thanks for the warm welcome! I appreciate all the advice. I will be buckling down on getting those bandit signs out, and newspaper ads as well.

I will be mailing out letters as well, but I feel like I need find out who to target if I do. I just have to make a plan and follow it. I will be letting you guys know how everythings going here soon.

Hello Fellow Investors,

My name is Daniel Lujan and I am novice investor in REI. I have been educating myself for over a year now, through books and CD's and even a seminar.

Because REI is wide and deep, I've been trying to find my niche in this business. Of course people say to start out wholesaling, that way if I can negotiate a wholesale, you can negotiate anything. Which will provide a foundation for my business.

So within a year I have tried my share of marketing, ex: newpaper (expensive) but did get the phone ringing. Bandit signs, this also got the phone ringing. And, directmail using letters, first class stamps.

Mind you, I did not do these marketing techniques for long periods of time. Maybe 2 months max. And then I dwindled down to not doing any at all. And then doing it again. And stop. And then get at it. I know, not good.

Now, I've realised that in marketing, it's a numbers game. You just have to keep at it and I know I'm bound to find those motivated sellers. So, now I'm fresh and ready to get very serious about this business and I will hopefully do some deals by the end of the year.
