Hey @Tyler Cruz, good for you on your first deposit, what type of property are you renting out if you don't mind me asking? Might have some more questions for you about the different areas and numbers in the near future. Thanks!

Just starting out in Victoria. Like Doug Keefe, beginning stages. Trying to learn as much as I can. My only experience so far is two live-in flips where we made a decent profit on both however these were in Saskatchewan. Any Victoria Investors out there with advice on house flipping or rentals for cash flow? Everything I've read so far is that you would need A LOT of capital to put down in order to generate any kind of cash flow on rentals in Victoria. Still going to give it a try and I will also be looking into Nanaimo.

Nice work Guilliame! Thanks for sharing. This is such an inspiring story, I would love to find a deal like this one. How difficult did you find the process of dividing the land into 4 lots?

Hi Steve, do your basement suites have seperate meters? If so, you could have your tenants sign up for utilties under their own name. When they move out it is up to them to cancel their account. You would never see the bills or have to deal with any extra paperwork.

Erich, thanks so much for your input. Seems like that's what everyone has to say about Victoria! I'll be sure to try and get in contact with the names you've provided.

Thanks again and good luck to you down in the states. Spent my college/university years down in Arizona and Ohio and enjoyed ever minute of it! Beautiful country.

Hi Bigger Pockets. I'd like to introduce myself. I am a pilot from Victoria British Columbia. A couple of years ago my fiancee and I had moved away from home so that I could start my career as a pilot. Since then we have bought and sold two live-in flips. We are now moving back to Victoria BC where I would like to break into the market out west. I know it is a very difficult area to start out in, however I'm still going to give it a shot. My goal is to acquire 5 rental properties by 2020 while flipping 3 houses per year. I am also considering getting my Real Estate License. Bigger pockets has been a great tool for learning and I've really enjoyed listening to the podcast! I look forward to hopefully connecting and learning from experienced investors.
