Hi all. I heard of a tool that can tell you what mortgage is remaining on homes. I think this is a great tool when it comes to negotiating price especially right now. Does anyone know of such a tool or app that can detail what is any loan is remaining?

Closing on second rental prop and want to refinance quickly. Already, has a renter and I bought at a discount. Long term tenant and cash flowing. Can someone recommend a bank to refinance with in Baltimore who won’t have seasoning requirement. Also, looking for 75-80% ltv. Loan amount would be about 30-35k. I know some banks have a minimum loan amount. 

That is great. What about a fee for a line of credit the broker is trying to get for me? I do think this person is trying to upcharge me. He made a comment that I could pay 4K to him for the line of credit of 500k and a cash out refinance for 35k on one prop and 75k on a second. I think I will just stick with the 1 point for each refinance and am not sure what would be a good rate to pay him for just the line of credit.

Hello there. New to site and new to investing. Buying 2nd and 3rd props and closing in next 2 weeks. I am going to be cashing out on a refinance. I met a broker who says he can help with 2-3 week cash out with up to 80% LTV. We were having some convo about what his fee should be. I am looking to make many deals with him and have him be happy. What is a good rate I could pay him on each deal? First prop is value is about 45K and second is 100K.
