Does anyone know anyone in Dallas who works in construction that can take me under their wing so i can learn? Whether its management or working out in the field i just want to learn. Having worked at my dads business for 4 years i do know what it is to work in different weather conditions and get dirty. Please investors show me the way!

Hello bigger pockets members,

I am writing this post today to speak to all experienced investors to seek advice on owner financing. Owner financing is obviously another great way to build wealth and monthly cash flow. But is doing this really complicated? There are various people i have seen in Dallas who focus specifically on this strategy. One woman i know does owner financing for people with bad credit, immigrants, and self employed individuals. Another person i have seen does the same but he buys any house the buyer wants on the MLS marks up the house another couple of thousand dollars and owner finances it to them at 8-10% interest rate. Overall questions are where are these investors getting the money to finance these deals for their buyers? Banks, private money, etc. are they doing these deals through their LLC and if they are obtaining bank money aren't they limited to a number of loans they can get? Can you do a owner finance deal with no money out of pocket? How do you do all of this and comply with Regulation Z? Just what are these investors secret business plan? These people have done thousands of deals and are getting mailbox money every month from these buyers and I'm just so curious what's their business plan to success!

Im  a new realtor. and I'm so excited to finally get started in real estate. To all experienced agents in your opinion how effective do you think cold calling is? what's the conversion rate? and also what marketing technique would you say has been most effective for generation leads BESIDES REFERRALS? direct mail, facebook ads, door knocking, open houses etc.

To all experienced agents! What is your #1 source for leads? Is it cold calling, direct mail, open houses, google/Facebook ads etc. Also I keep seeing videos of realtors getting buyers or leads in general from Zillow and Realtor.com what are your thoughts on this? Is it legit? Thank you fellow agents!

Im currently a 21 year old college student. im going to be finishing up for my real estate license in a month or so. i was just wanting to post on here just to look for advice from experienced realtors. I was wanting to ask what are the best marketing strategies to do when youre starting out? what should your day consist of as a new realtor? should you be cold calling, door knocking etc.? being a new realtor is tuff and i know if takes a lot to become successful in the brokerage business.
