Hasn't paid in 6.5 years?   How in Sam Hill does anyone get to freeload and squat that long without legal intervention?  Is the bank still in business?

If it has been dragging on this long, I'd bet there's little to be gained by chasing this one.

Negotiating the balance will be one thing, I'd be more concerned with all the liens that come flying out of the air once the notice of a sale gets posted. 

I'd find another short-sale to pursue.

You did all the leg work and found the property by yourself, or did your mother-in-law do any of the work?

Sign a buyer's agency agreement with your mother-in-law and pay her the commission yourself if you feel she needs to be compensated for no participation in the deal.  Or, you could offer to increase the sale price to cover the commission.

I've run into this in the past when selling as FSBO/Agent. I'd have someone come through 3 times without ever mentioning or seeing their "agent", then come back to make an offer and say they have a "friend", or whatever, who is a real estate agent and would like for them to write the deal and get a commission.

I simply tell them I have no problem, but their price just increased to cover the commission and cut in price I'd take for pulling the rug out from under me.

As a real estate agent in the St. Louis area, I have worked with a number of "wholesalers" who have asked me for info on properties they were taking under consideration.

I'd ask you guys to ask BP Member Ryan Dossey if he feels a real estate agent can provide better insight into a property than your own internet Google Search.  Do you guys really think Zillow, Homes, Realtor, and other sources are providing reliable sales figures?  Ever check the margin of error on their pricing?  Swing those prices by 20% and you have a better idea of the "actual" price you should be dealing with in buying and/or selling.

Also, there are TONS of wholesale deals available through a realtor than your standard Yellow Letters, hit-and-hope, direct mail marketing campaign.  I can dig up properties at any value that have NOT sold, for whatever period of time, that are perfect candidates to contact and wholesale.

3% for the effort in working with a realtor is a small fee to pay for the data that can be mined.

Just sayin'.

What a joke!  If the guy is that scatterbrained that he throws out a bid before realizing the entire scope of the job/problem, then tries coming back to double the bid, I'd seriously re-think whether I want that guy working on my property to begin with.

I'd tell the guy you'll get back to him after you get some additional bids from someone who understands the problem better and prices it accordingly.

Cold storage, or "fruit cellars" as we used to call them on the South Side, were notorious for being damp, leaky areas.  Generally, using a foundation sealer could remedy the problem unless more the foundation problem was more extensive.

What's your guy planning to do for the extra charge?
