Hello,  We are looking into creative financing for a new investment property that may take 18-24 months compared to hard money and extending.  We were offed a deal with no money down but they want to put a lien on our personal residence in addition to the investment property. What pro & cons has anyone have had with a situation like this?? Thank you, Dan & Kim

I've never done this, but I've heard of investors using a binder to showcase their business plan, previous investments, etc. Have you talked to any lenders and asked what they would like to see? They may have some suggestions, or they may tell you that it's unnecessary and won't help. I would speak to your audience to see what they want.

 i haven’t used Canva but got as far as downloading it!! 🤣.  I will try again.  I do want to add text and have it graphically appealing, at least to me to see the work we’ve done.  Thx

For web-based use, even a basic web site builder allows you to insert pictures and if you are using E-mail, simply save the hard copy file as a .PDF and attach it to the E-mail.

 Thanks.  I tried WIX but didn’t want to pay for a website and it got all complicated so YES SIMPLE . Appreciate it.
