Just wanted to give my fellow investors some words of inspiration as given to to me by a seasoned Investor years ago, who told mt to "Buy when there's blood in the streets" (I think this current market fits the bill), and to "control money from the grave" (estate planning).

I AM REAL ESTATE

I am the basis of all wealth, the heritage of the wise, the thrifty and prudent. I am the poor man’s joy and comfort; the rich man’s prize; the right hand of capital; the silent partner of many thousands of successful men. I am the solace of the widow, the comfort of old age, the cornerstone of security against misfortune and want. I am handed down to children, through generations, as a thing of great worth. I am the choicest fruit of toll. Credit respects me, yet I am humble. I stand before every man inviting him to know me for what I am and possess me. I grow and increase in value through countless days. Though I seem dormant my worth increases, never failing, never ceasing. Time is my aid and population increases my gain. Fire and the elements I defy, for they cannot destroy me. My possessors learn to believe in me, invariably they become envied. While all things wither and decay, I survive. The centuries find me younger, increasing in strength. The thriftless speak ill of me. The charlatans of finance attack me. I am trustworthy. I am sound. Unfailing, I triumph, and detractors are disproved. Minerals and oils come from me. I am sound. I am a producer of food, the basis for ships and factories, the foundation of banks. Yet I am so common that thousands unthinkingly and unknowingly pass me by.

Post: Realtors don't like Wholesaler!!!!! (illegal)??

Simply put, your purchase contract with the owner of record gives you equitable interest in the property, which allows you to market the property as if you were the owner of record. This issue has been flown up the court ladders and they all agree that wholesaling property is not illegal. Alot of real estate agents just don't understand the wholesaling process...trust me, I used to be one.

Joshua, it was pure economics. Like I said I was selling real estate in CA until the bottom fell out. The wife got laid off, so we decided the move to OKC at the suggestion of a couple of family members who were here in OKC. It all worked out for the best. :cool:

Not really a newbie to investing, but not a seasoned pro yet...somewhere in between. I've done enough deals to get my feet wet from wholesale to fix and flip deals.

I'm Sean Danley, originally from Los Angeles, CA where I was a Realtor for several years. In 2008 I moved to OKC and love the RE market here. I founded 405Homebuyers in 2008, which is now called 405Wholesalers, along with my brother.

Just looking to focus on wholesaling until I come across some great buy and hold investment properties. I'm always looking for cash investors to add to my buyer's list, so drop me a line if you fit the bill. Also, willing to partner on some wholesale deals if the numbers work!
