    An investor I work closely with just closed on a package of 60+ single family homes in Cleveland.  The majority of the properties were built in late '90s, all 3-4 beds & 1.5-2 baths. Most are occupied, all need a little TLC. Awesome properties though! He's selling in packages of 5 homes. The as-is price is only about $160k per package of 5 homes! I have a spreadsheet available that breaks down each property giving the specifics of the properties, monthly rents, annual gross, expenses, annual net, annual taxes, estimated rehab, and purchase price. I also have photo's available for each property as well as scopes of work. Shoot me a PM if interested and I'll send over the spreadsheet/pictures!

Congrats @Michael Rogers!! As far as managing your own rentals- if you don't have any sort of software system in place, I would HIGHLY recommend Appfolio. I believe it's around $1/mo per property and very worth it. All your tenants can pay their rent online, submit maintenance requests online, it'll help keep everything organized, and anything/everything you can think of is right there. Best of luck to you!

I agree with @James Wise, I try to use Cleveland Home Title with most of my transactions (I also have no ABA with them). Ohio real isn't bad either.

@Federico Gutierrez The owners purchased the property around a year ago and it passed. We're coming up on the 1 year mark though, so it'll probably need another POS inspection if we don't go under contract by December (I can't remember the exact date off the top of my head) with it being in Garfield Heights.

Great opportunity awaits! This property will rent for $850-$900/mo and already has several updated. Kitchen is very appealing, hardwood floors, spacious loft, and a full basement! Needs some work, probably around $2,500 (living room needs fresh coat of paint, basement drain/stack needs repaired, HVAC duct work needs ran to all rooms--right now only going to a couple, hardwood floors in living room sanded & re-finished if desired).
