Good morning BP members!

I wanted to introduce myself as a long-time listener/lurker but ready to strap down and get ready for the wild ride of REI. Currently residing just west of Denver in Wheat Ridge, my wife and I are educating ourselves as much as possible and hoping to create our first deal within the next year.

We hope to create connections through this forum whether it be purely business or even personal connections leading to lifelong friendships and are looking forward to everything this great state has to offer.

Hey everyone!

I'm newer to the BP forum but have been an avid listener of the podcast for the last year or so. I wanted to introduce myself as I am incredibly anxious to step foot into the incredible world of REI and would love to know if there are any local investors that meet/would like to meet on a semi-regular basis.

I currently have a full time job in outside sales in the Arvada area so I do a lot of driving around which enables me to spend a lot of my time listening to podcasts and educating myself but I would love to get to know some players within my local area to really dive deep into the subject and in which I could potentially be of value in the future. If there are any established groups or if you would be interested in creating one, please let me know or it would be great if anyone could point me in the right direction!

Hello everyone!

I did some searching but could not find an answer to my question but I am currently set to close on my first condo as a primary residence in a couple of weeks. The place was built in early 1980's and while there may have been a few rehabs since then from previous owners, it is not exactly our cup of tea (outdated floors, appliances, paint - however maintained very well). 

We purchased with a conventional loan with $15k down out of a $25k budget as we want to keep some of the funds for emergencies, but we also want to renovate ... everything. We don't have much more cash but was curious what our options were as far as rehab loans go. If I talk to our lender and ask them about additional money for rehab, do they just tack it onto our original loan or is it separate? 

My goal is to rehab, cash out refi, live in the property for a couple of years and turn it into a rental as my first rental unit, but don't exactly want to wait until we have enough to cash to do all of the rehabilitation (that would take YEARS!).

Any advice would be greatly appreciated, thank you in advance!
