@Luka Milicevic I have moved to AZ on a mtm lease. As far as risk tolerance goes, I see myself leaning toward lower $ properties with more cash knowing that I may not get appreciation. But I have seen a lot of content focused on buying under median

Thanks Scott. That is wonderful insight. I have been kicking the tires on the idea of a STR nest old town. Hard for me to wrap my head around trusting Air DNA and their numbers. There still seems to be opportunity here. I appreciate the insight

Thank you! I will be investing OOS. CA os saturated and a lot of institutions are purchasing. I have been looking at Columbus, Cincy, and Cleveland

 My significant other and I moved to Scottsdale without visiting. Lowerred our cost of living for the time being. We are both remote and have flexibility to travel / work from anywhere

Sure. And passive compared to my current job. Passive / Less intensive. Personal preference. 

$400k in deployable capital. I have been running my own cash on cash and numbers with properties in the 75k-400k range. My question to someone with more experience would be is it better to go lower price points and higher cash on cash but expect less in appreciation? (loaded question because I feel this is personal preference)

Hi all - I just made my first exit of a property in Southern California that I was living in and BRRR'd. Trying to get started in rentals and truly passive income. Having trouble choosing a market / price point to invest at. Would appreciate any advice / experience ! I have had a lot of different feedback from different mentors, I have the capital ready...just have to make decisions! Thanks in advance :)
