Thank you @Account Closed. I just wen through his free webinar and was wondering the cost. the 5300 seems like the exact same as the wholesale inc price tag (albeit that was slightly higher).

Thank you for your post! It was very informative for this newbie investor currently trying to learn more about how to proceed!

I’m just starting out as a wholesaler and can see the common issues investors face when dealing wholesalers. I’m glad to have come across this thread to learn of the issues and hopefully do a better job in addressing these concerns in my market.

Can I also ask you since your new as well what have you found to be your greatest lead source? Are you buying list online and where from?

 I'm still researching the best sources but I'm thinking targeted direct mail and Facebook. This may really depend on your area and I have yet to test this out how well this will work in my market.

Hey Mario! Newbie here as well. But from what I can tell this is where those creative investing offers come into play. You can check out free videos from Phil Pustejovsky that go into good detail about creative wholesaling. Just fyi, he does try to pitch for his coaching program in his videos as well (which may be good for some).

@Edgar U. Thank you for your response and suggestion! And yes I actually thought about licensing but may not complete that at my current stage (although I do plan on starting this in a few months). I definitely do want to give wholesaling my full attention to the point where I am day dreaming about it at work! But I do want to keep the stability if my job until this can replace my income so as to fund marketing and whatnot.

Hi Bigger Pockets Community, I am 27 with a wife and 11 month old daughter. I’m partners in a 5 unit multi-fam in Dayton. And I currently work full-time in the Healthcare industry. My goal is to supplement my income and ultimately to replace it. I personally have grown an interest in wholesaling properties. I do not have a real estate license (which I have learned makes it slightly more challenging in Ohio for wholesaling, but maybe not with double closing?). I have read forums/blogs and almost bought a program with a guru online. I am currently looking for a mentor or a guide here in the West Chester/Cincinnati Area who would be willing to show me what I need to learn as I know I have a lot to learn. I am a very eager learner and can do whatever is needed such as finding deals (if pointed in the right direction) to be an asset as well (I would not expect someone to share their experience and knowledge without something for me to offer). I have some savings and am able to make investments as needed for deals or for marketing. I am very responsive as time permits. Any sort of guidance would be very much appreciated even if to say hi :).
