@Russ Scheider I'm not one to ask for anything (hence why my post count is so low), but if you have an example that I could take  a look at to make sure I get what I am looking for I would greatly appreciate it. I've been hunting for days and I want to make sure I have an idea what I need before I fork over money to my attorney.

Thanks I appreciate all your help, I am trying to dive deeper into commercial real estate I'm working with a few brokers and other commercial wholesalers so I want to make sure I don't get cut out of any transactions. Ive been searching high and low and want to get an answer. I am not a broker and do not represent myself to be a broker of any kind, how do I structure my fee agreement in between a large wholesale commercial deal 40M, obviously I don't have EMD on this size of a deal and I have a buyer that is interested, how to I secure my position in the transaction and if anyone has a SUB FEE agreement that I could use.
