Extraterritorial Jurisdiction. Basically outside city limits, so no property taxes, government services or zoning. 

Probably bigger in DFW than other parts of the US

Has anyone ever converted a warehouse or flex space to residential? Would this be allowed in an ETJ, or even in city zoning? Would love to hear anyones experience in conversion.
