Hi Eric,

Thanks for your response. I’ve been having trouble connecting with people in the area. I have a 4 acre lot under contract in Stormville 12582 with an assessed value of $120K but I’m having a hard time believing this. It’s part of NYC watershed land and the DEP owns many lots in the area. It is zoned R3 but I think building on it would be difficult due to the rocky foundation and topography. 
I’d appreciate any thoughts or insights on possible market value. Additionally I’m having trouble finding an investor friendly attorney who is willing to work with me on either a double escrow/close or assigning the contract. Do you have anyone you can recommend?

I am having trouble determining the market value of a 4 acre vacant lot in Dutchess County NY near East Fishkill. Both the assessed value & market values indicated on the county website seem unusually high to me. Seller is motivated to sell (far below assessed value) but I'm not confident in my competitive analysis and valuation. I also obtained engineering plans I've examined but again I'm not confident in my analysis and unclear what it would cost to pave driveway, drill well etc. I can talk to Engineer about this but am primarily seeking help with valuation of vacant lot.

I have a 5 acre parcel of land under contract in Dutchess County NY. This is my first time going through this, so I have many questions. I would appreciate any help or insights!

 - Can I market the property in NY or do I need to market the contract? 

 - Can I find an attorney or title company who can legally do a double escrow/closing?

 - For those in the area, can you give me a ballpark estimate of what I'd have to pay a title attorney for title search, title insurance, preparing deed, escrow fees, etc.  

Also, if you can recommend an attorney in the area, I would appreciate that too.

@Amy Aziz thank you for the insights! It sounds like your land business is doing quite well. This is great info. It can be difficult to make a large financial investment in your education in the midst of a recession but I think this could be a wise move. I want to understand and utilize this strategy (from home).

I’m currently taking an online course on land flipping with Jack Bosch. Is now a bad time to buy and/or sell land (including vacant lots)? The course claims that there is never a bad time to buy and sell land. They say it’s a recession proof strategy. I would be curious to learn about others experience with this.

Any insights are appreciated!
