Hey BP Fam!

Got a quick question. I have been approved for $100k Conventional Loan. I live in Cincinnati, OH and have not had much luck finding SFR's or Multifamilies within my budget that were not a complete overhaul or in a shady part of town. Time and time again Condos and Town-homes keep popping up, good condition and priced. As a first time investor trying to get my rental property business off the ground I cant help but to consider Condos and Town-homes as an option.

Not sure if anyone in Cincinnati, OH has had any experience with them, and if you had any advice.

Hey BP Family, I am in the process of starting an LLC for my rental properties and want to set up a business credit card for it. Does anyone have any experience with business credit cards for real estate investing? Any advice and suggestions will be greatly appreciated. Thanks!

Hey BP Family, 

For the past 6 months I have been analyzing many properties through BiggerPockets Rental property calculator and my own personal excel sheet made with the help of one of my mentors.  Since then I have found a few properties that I am willing to make an offer on but need a pre-approval and proof of finances.  I have more than 25% of cash on hand for down payment and a credit score above 720.  My presentations are good but all the banks keep telling my that my debt to income ratio "isn't where they want it to be"...and they will not take the income the property will produce to offset the debt.  

Does anyone know of a lender in the Cincinnati, OH area that is willing to work with an ambitious young investor, who is looking to build a long investing relationship? 

Open to any other advice as well!

Hey Everyone, 

Just getting started in out RE Investing and have been hearing about purchasing tax liens, and deeds to get HUGE deals.  I have been researching and have found some really good information but still cannot find any specifics for how they work in Hamilton County, Ohio.  Does anybody have any experience in this area?  Any information would be very helpful.

Hey BP Fam! 

I have a huge goal in my real estate investing career and I am just starting out. Even though I have not bought my first investment property yet, I have endlessly been researching creative ways to get the DEALS! I am getting frustrated with the MLS, Drive for Dollars and all the other basic strategies. Has anyone ever had any success or experience in using public records to find absentee owners, tax delinquent owners who would be more motivated aka financial problems. I rather go after an owner who is distressed rather than the property.

Any feedback is very much appreciated!
