There is no (or little) value in having a RE license just for your own use as an investor, and the costs of maintaining it like a full-time professional are higher than you would think. Been there done that.

If you really just want the knowledge, then just go get the knowledge.


Thank you, Mr. Bruce! You mentioned costs might be higher than what I think, can you explain that a little more? I was looking online and the renewal cost is $75. I feel like it cannot just be that fee so would love your input

What do you currently do now? You can always get a license and put it referral meaning you're not active, but are referring business to agents and collect a fee. You can also be an active agent in one state and refer business to an agent in a different state and collect a fee that way too. 

There's time, money and energy that goes into getting your license. If you feel that this is something that will benefit you in the long run then, why not. It's better than regretting not doing so in the long run. 


 Thank you, Ms. Giselle! Did not know about "referral'! I currently have a W-2 job with one side hustle that I am building and was looking into getting my license as well. I am currently in a position where I can commit the time, money and energy which is why I was looking into it

Thank you for your response! I should add I’m looking to purchase/invest in Nashville as well. I’ve read a couple of intro real estate books, listened to multiple of the BP podcasts, so was exploring the idea of the license as well

I was looking into getting my license in TN just for my personal learning purposes. Any advice / recommendations for what course to go through? Any advice for going through it? 

Those licensed in multiple states, how easy it is it to get a license in another state? Since you took one in one state, is it easier for the next time you get one? Or is it redoing the while process for each state?

Hello Everyone,

I previously posted about wanting to invest in Nashville real estate. While I am still saving money and deciding between moving out there now and "househacking" which would involve a job/career switch or buying as an investment property, I have a trip planned for next week to Nashville. The purpose of the trip is to get a better understanding of the area as my cousin who has lived there has been my constant source of information and of course part will be to experience all the great things I have heard about Nashville.

I was planning on looking at the following areas: Donelson, Bellevue, Whites Creeks, Madison, Charlotte Park, and Antioch. These areas have peaked my interest for different reasons and will of course be narrowed done once I make my final decision on how to proceed with my job. I have no specific properties in mind as of now, but wanted to reach out to all of you and see what factors I should be looking for/at once I am physically there. Other than speaking to locals, I cannot think of stuff that can be done in person and not online (schools, crime rate, employment opportunities, etc.)

However, I am still a novice in all of this and was hoping to hear from those who have been there, done that.

@Lauren McNary hi Lauren! Thanks for the info, I have only slightly looked into Memphis and don’t know anywhere near to what I should. May I ask why you recommend Memphis?

My prime reason for looking into FHA loans was for the low cost down as I am looking also into a career change and having money in the bank for closing costs and to save for additional properties in the fire. However, I would love to hear more about different options so more than happy to exchange contact info!

I am willing to live in the property. From my understanding, it is at least a year that I will be living in the property.

My goal is buy and hold. I want to get into house hacking to start out my real estate business and build long term wealth. I decided on Nashville via my own research, reaching out to seasoned investors, and also talking with family that has lived in the area for 10 years.

My dilema is getting pre approved for loans right now so I can see what I am working with. As you mentioned, FHA is an owner-occupied which allows me to put the 3.5% down, rather than the 20-25% for an investment property. But the one lender I spoke too told me I would need proof of residency to get prequalified for a loan

I am looking to invest in out of state real estate. Currently in CA and looking at Nashville area. Looking to do house hacking via FHA loan. Ideally would like to look into a multi unit property so I can have one unit for myself but willing to be uncomfortable for as long as need to and do whatever I need to succeed, whether that be live in a basement and rent out the rest of the home to someone else or whatever the case may be.

Looking at working in the health/fitness industry as a personal trainer while I take the plunge in real estate as I have spent the last several years saving and have just over 80k.

The problem I am now is the prequalifying for the loan. I spoke with one lender and they would need the offer letter from a job out there in order to get the ball rolling on the price range I qualify for. 

Has anyone ever had/heard of an experience like this? Is what that one lender said the only way to go about the process? I’m trying to get the ball rolling but feel stuck 

Any info would be greatly appreciated!
