Thanks.  Too bad, because now I know his interest aren't with mine.  I'm afraid that If I had purchased property with him, he wouldn't try very hard to help me with purchase price.  Also, he could have had a client for the next ten to fifteen years.  I'm just glad this happened as soon as it did.

If any agents are reading this, please be ethical with your clients.  Once the trust is broken, it's too late.

I have been looking at houses, doing analysis. I found a property in the MLS. the house is built in 1960. The asking price is $59,900. The numbers work on my analysis. I sent my agent a request for information.....I think my agent is having a conflict of interest, because he wants me to buy his rental. My agent has 3 rentals; two are across the street from each other and the other is in another town. The asking prices are 159k, 150k, and 150k; houses built 1979. Of course he wants top dollar, the prices are too high and the prices could drop, any day.

My agents argument is that his rentals are rented with tenants who have been renting for 4-5 years. My mistake was that I told him I had 30k for a down payment when I starting looking to buy houses. 

I don't know what I am going to do. I think I may just have to cut our ties and find another agent. (For the second time). I was hoping this agent would work out, since he has experience in investing. I've told my agent that the numbers don't add up for the return I am looking for,which allows for 5% Vacancy, 5% repairs, 10% Expenditures, 10% property management.

The argument my agent has is that there are no repairs needed, the tenants have been renting for years, and he himself does not pay for property management. His lease contract is based on tenants responsible for first $250 of repairs, and landlord is responsible for roof, under ground plumbing, and electrical.

Any advice is greatly appreciated.

I am looking for a referral for a Real Estate Attorney in Pasadena, TX or surrounding area. I visited my CPA to talk about investing in real estate, now I am looking for a Real Estate Attorney. I want to talk about which type of LLC should I use and how to transfer properties to an LLC, whether I should Quit Claim Deed or Warrant Deed, or what other options are available.

Any referrals for the Pasadena, TX area?

I've been interested for years....I created a real estate business at one time, but didn't do anything with it. Long story, but I think I should have invested by myself at the time. 

I always wanted to get into real estate, as far as I can remember.  Bought a lot; land between two houses when I was 16, sold it a month later and made a good profit.  But that was the first and last time I bought for real estate investment. Instead of re-investing, I bought a car. Good choice, I think.

I guess I'm going through some kind of mid life crises.  Some people want to buy sports cars, I want to buy real estate.  And I want to buy a lot of rentals!

My Grandfather is probably my best motivator.  I seen him work all his life.  He'd rather go to work than stay home.  He was forced to retire, because of his age.

I want to be able to stay home and watch my Grandkids, I don't have any now, but that's my goal. 

When I retire, I want to retire and not have to go to work. Unless it's a passion that I want do.

The BRRR method is an awesome idea. Don't tell Brandon, but I thought of it years ago. LOL

Glad to be here. I've been doing all the things newbies do, but buying. I'm looking to buy and hold, to use the BRRR method. BP has been incredibly valuable.
