We used "A Closer Look Home Inspection" Jim Keller, he was incredibly thorough and only charged $350. Gave full printed report with pictures as well as a digital report. Id highly recommend.

Yeh I started wanting 3-plex for the obvious math of em but the options were nearly non-existent.

Dropped down to duplexes and have seen several but many of them don't cash flow reasonably safely (using BP Tool and requiring minimum 1% rule). Couple nice ones we found got bought by others cuz of crazy number of offers or people refusing VA loan users.

Looked all over Omaha but avoided high crime areas such as north O and large parts of South O.

@Alan Strong check out the events tab if you haven't. @Collin Schwartzputs on a monthly and it has been very good for meeting investors etc. Ones coming up in a week I think.

Good on ya man. I've had 0 luck and it's been more and more frustrating. My issue is I'm using the VA home loan which requires to live in it and I have a young family.

Now, thanks to a nasty seller, we are being forced out of our home that we had a rent to buy option and have to be out by June 1st. We're just looking for a nice sfh that won't make my wife cry and that's not going well either. 

Additionally, I've had three sellers tell me point blank they didn't choose us because of the VA loan and the required appraisal (not a good feeling to a guy who had mortars aimed at him as part of I earned this loan). Suffice to say, the Omaha market has made me very bitter and I don't know what to do. Sorry for the rant.

Thx buddy. VA loans add a few extra hoops but the lenders have wriggle room and I don't think it will be an issue unless it's gonna be a 10 month wait. Good to have options from these suggestions.
