I'd like to make more and I don't care how much risk there is. I just need to know if the numbers are good enough to fix and flip and pay the hard money lender their cut

The Property is worth 270k as is, I have it under contract for 214k. Now the repairs are super minimal, less then 5k easily. There has also been an addition of a pool and a finished barn. Now what I'm wondering is if I should fix and flip this or just wholesale. If I chose to fix and flip it I would need a hard money lender. I'm just curious about some of your opinions and every response is much appreciated!

Hello, I just wanted some of your opinions on which market I should choose. I'm ready to start marketing, focusing on fix and flips, wholsesales, buy and holds, etc. Now I have the opportunity to go out to Denver, I'm in Grand Rapids now, but I'm ready to get marketing and I don't know which is going to yield a higher ROI and be more consistent. Any opinions help, let me know what you would do. Thanks, Daniel
