 Overall.  They pay well for non-payment issues.   They’re a bit tougher to work with for damages as their documentation is more onerous than the court requirements in michigan.   You need move-in photos, damage photos, repair photos and itemized invoice from a 3rd party.

This was based on my 2 attempts at collecting on damages.  I’ve collected 3 more times on late payments.

@Garrick Oconnell yes I did.  Process was super simple and the tenants that have used it said it was very affordable.  So far I haven't had any claims on it yet, but I may have one coming if the Michigan Governor keeps lawn care companies from working for the foreseeable future.

@Colleen F. I just got off a call with Rhino and I’m going to give it a try with some select existing tenants. They did not suggest a maximum deposit amount. The claims process seems pretty straightforward too. It will be interesting to see what happens.
