Thank you for the prompt response.  

I will certainly contact local banks to discuss the potential for custom loan options. 

I am also willing to entertain private investor help.  Could you point me in a direction to pursue this option and start some conversations?

Looking to purchase my first investment property which will be a vacation rental.  What are my options to obtain money for the down payment and renovation costs?   Seems like the only option would be a personal loan or find an investor that is willing to provide the up front costs.   

Any advice or suggestion is highly appreciated.
