Good morning all,

I am new to real estate and preparing to complete my first flip. I am looking for recommendations for a CPA in the Philadelphia (specifically Bucks County) area to help me navigate figuring out the best entity for me and my businesses and tax strategies like using self-directed IRA or 401K, etc.

Thanks for your help!

Thank you for the input! I had planned to attend the auction as it will be my first and I wanted to see how it all worked. I have a title company doing a title search on the property so I can see the total debt of the property to confirm my suspicions that the amount will be way to high and the bank will win the auction. I have been following the property as I moved in next door last December and had found out that they had a kitchen fire last July so it has been vacant for a year now and the sheriff sale has been postponed a few times. I will also call the sheriff's office that facilitates the sales to see what information they can give me. Thanks!

Good evening,

I am new to the website and am seeking some advice. My neighbor's house is listed for a sheriff sale taking place on September 8th. The real debt listed is very high and I am planning to do a title search to confirm the liens on the property. It seems though that it will be too high to win at auction so I wanted to prepare for the next step when the bank wins the property. Is there any telling how soon they will list it as an REO? Is there any way for me to make an offer on the property before it hits the MLS or do I have to wait? I bought the house next door knowing that they neighbor's house looked terrible and that I or someone else would flip it soon enough. I know a ton of details about the house and the local market that gives me a big edge over competition so I am hoping this works out. Thank you for taking the time to reply and helping me out. I will be sure to return the favor as I gain some more knowledge with investing!
