Ankit, to Jim's point you are going to have more success from a cash flow perspective assisted by lower HOA's with the outer rim of Charlotte. For example, Indian Trail, Matthew, Belmont, University, and Steele Creek. Also I am a huge proponent of buying an existing townhome where you can make cosmetic updates for forced appreciation to help your cause.

I have purchased a house that we are currently flipping and for whatever reason the previous owner sprayed white semi gloss paint to re paint the popcorn ceiling. The water used to dampen the ceiling will not get through that. Any suggestions?

I am looking to purchase my first investment property. I started my LLC about 3 months ago and I have not yet started a bank account for the entity. I am looking to make an offer on a property, but I want to make sure that I will be able to purchase it through my LLC and not just my personal name. Do I need to have a business account set up with separate funds in it in order to get a loan for the property? OR can I purchase it in my name and deed it over to my company once it is all said and done? Any insight would be greatly appreciated!

This would be my first seller financed property. Looking at a property where the owner owns it outright. I am in discussions with the owner and my real estate attorney for the purchase. Any steps besides agreeing to terms, payments, and having the proper amortization schedule, that I need to be aware of. Want to make sure that I am not letting anything slip through the cracks. I am making it subject to inspections being completed as well.
