It would be a cash cash offer. Can I not offer on an MLS property myself? I was under the impression i could as a self representing buyer. I am out of state so looking for local investors but havent found any yet.


You can not, and you will not get a discount. Who will let you in for inspections, appraisals, and anything you need? The listing agent. And for that, they will be getting the full commission as outlined on the MLS.

So, you want to look out of state without an agent and think you are going to make a good deal? How many out-of-state properties do you own?


 I do not own any.  Looking to purchase my first one!

 My logic is if I tell them I am self representing then I can offer the 2% lower and they know they will get to keep that since I dont have an agent.  Is that not correct?  I figured that would make my offer more attractive.

Not all agents are the same that is for sure. I would suggest you find an agent in your area from bigger pockets and go from there. Its free to get matched with 3-5 agents and just match with them all. Some are doing this as a part time gig or after hours and its not working. Find someone who is full time and younger and they will be eager to help

#2 Depending on your state all offers have to be presented on promulgated forms. I don't think this is a wise idea to try and purchase a property without a agent. Do you know the laws or contracts? By your question I would have to assume that's a no. 

if its off market that's a different story.

Hi everyone -

Im looking to buy my first investment property as a cash buyer. I have talked to agents but have not found them all that useful. I would like to offer without an agent on some deals I have found on my own both on Realtor.com and off market facebook groups 1) am I insane to try purchasing my first property without an agent? 2) Can someone help me with a template or system I need to follow for writing up my own offers?
