Hey BP community! Amanda Rockrohr and I are venturing out into the world of long distance investing. Our local market no longer aligns with our goals for rei investing so we are venturing over to Oklahoma City. We are currently in the process of gathering our core 4 and we want to know your opinions.  What are your top 5 best and top 5 worst realtors in Oklahoma City? Lets keep it to ones that you have either actually worked with or at least interacted with enough to form an opinion.

Anyone have any experience with replacing old windows to vinyl windows with respect to ARV/appraisal? In the middle of a BRRRR and just wanted to hear from others how much they were able to recoup.

@Brad Cherry this is exactly how my wife And I invested into our first 2 deals. We are currently in the middle of the rehab process for both of them. We have 2 helocs on two different properties because before we moved out of one house and turned it into a rental we opened up a heloc just to have it. They are interest only and have been super easy to draw from straight into our checking accounts. Rates at 3.75% and 4.15%. And to open them up there was no fees just needed equity in our homes. I advise anyone to do it this way.

@John Ringgold I thought I was getting creative Andy saving some money by adding into our lease giving the tenants a discount if they agreed to do the lawn care. Found out later that legally I still have to report that as income on taxes. Not to mention I had to manage them actually doing the lawn care. Changed that one real quick.

@Kevin Smith I second that Kevin! I wanted to ask this same question @Anthony Holloway but for some reason I just thought everyone would be biased of their own state or where they currently invest. I for one am not biased about my state. Lol Well for the rental market that is. I live in Boise, Idaho. Don’t get me wrong it’s a great city to invest in but with a slightly different strategy than what you ask Anthony. This has been hugely helpful!

@Lucas Villanueva I think you are right on shifting your focus to flips. We are actually shifting our focus from long term rentals over to flips as well for the time being.  Still focusing on forcing appreciation thru rehab however since appreciation is is naturally going up so quickly it helps while in rehab mode. On the other hand we are trying to not speculate too much so as to not get in trouble if for some reason the market falls out.  However it doesn't seem likely to happen.
