Do you build in the Indy area?

I am a real estate broker here in Indiana, and recently got into the multi family space. The last two years i have worked with out of state investors flipping, "brrring", and turnkey  investing. With a combination of luck and hard work i was able to partner up with one of the biggest apartment brokers in the midwest, and join a commercial firm. With over 1.25 BILLION in sales, he is certainly one of the best people i can be working under. The reason I am writing this post to hopefully meet owners, lenders, and other player in the multi family sector. I am 22, so at this stage in my career im 100% focused on education and building relationships. 

MY Question's are: 

What is your opinion of the Indianapolis Multi-family market?? Sales volume is actually up in the first two quarters of 2020 compared to last year. 

Do you think this will continue? 

What have you done to protect your portfolio in 2020? 

Ideas or thoughts on what the future of multi-family investing will look like? Im thinking we will see a lot of hotel conversions in the next 5 years?  3D printing takes over in the next 20??

personally i would focus on the Indianapolis area and not Fort Wayne. 

Im personally not a big fan of turn key companies.

@Michael Noto You get what you pay for that is for sure. I will be house hacking for the first year if not more. I also think have enough friends and other connections in the area looking to rent i could fill a few homes. C+ is what area id say i'm looking for. the Indianapolis area has a new neighborhood up and coming and i want to at least get a few homes in the area. (not fountain Square) 

So heres my other question. what is your opinion on renting to friends or family. (family i'm not concerned on paying rent just being high maintenance want everything  to be perfect) My friends I know could pay (I know their history of renting)  its just i worry them thinking they can be late since their friend is the landlord?

I think it was biggies smalls who said  keep your family and business completely separated  😂😂

What is your thoughts?

@James Wise money shouldn't be a problem. I am still in college so I know i'll get $600 monthly for housing cost for the next 2 years. I have two roommates lined up to pay $450 each monthly. I also have have enough capital for most repairs assuming something like the foundation doesn't collapsed. I think is what is holding me back is finding the 'right home' in the area i want. I had a home i put an offer on slip through my hands recently. home was  very under priced and was under contact with 24 hours. someone else offered cash so i didn't get it. 

Don't know if i should be patient and wait for another beauty like that or just find something that makes sense and not expect a home run on my first property.
