Hello BP Community.

The opportunity is a single family residence located in the east-side of Smallwood, an extremely HOT neighborhood in Charlotte. 

I began working this property myself as a flip, but have since purchased a large lot that I plan to divert resources to, hence desired sale of this property.

Price: 155k

Rehab Costs: $107k

This includes addition of master suite that increases total home square footage to 1,750 Sq Ft (3BR/2BA). I have full set of plans in hand and are included in the purchase price. Note that the house has been fully gutted at a cost of $3,000 and is ready for footing/foundation to be started for the addition. I also have the full scope of work and quote (itemized) that was provided by contractor for review. 

Total Costs (Price + Rehab Costs): $262k

ARV: $330k

Profit Spread: $68k
