Tenant moving!  Walls need painting.  Do most landlords deduct for this?

Good knowledge!  I agree with your assessment!  I don’t provide anymore and have no problem!  Plus, I’m there when they move it in and make sure floors ok!

Why are water lines a problem, when hooking up to fridge?  We own the house!! Not understanding

Great info!  Great point on steaks in fridge, maybe being sued over steaks, eh!!! 😊

I sense in A or B class rentals, the fridge is selling point!  My rentals are Class C!!

I have decided not to put fridge in, because the tenants usually leave them filthy, and the cleaning is another task that can be banished!  Plus, the repairs when fridge breaks down

I have found in my rentals, it has not become a issue!  The only issue is the fridge may be to big for opening

The other biggie, always be in home when fridge is moved in, so they do not scrape floor

My bad!!  It was Misprint!!  My Return on Investment was 20%!!

Basically, my question is over a 5 year period, how does one calculate ROI??

Great info, did not know Cap Rate only pertains to Residential units of 5 or more, or commercial properties!

Hard Money lender and private lender!!  What is legal process? Is there a closing?  Are both lenders in first position in case of default?  What is legal process to protect both lenders, in case of default?

Hypothetical question?

1. Purchase price 40k

2. 20 % down or 8 k down payment

3. Taxes 1k

4. Insurance 1k

5. Rent 750 month

6. 9k total revenue

7. Net is 7k

8. 7k / 9k = 78 % ROI first year

Question: how do I figure ROI for 5 years

If hypothetically, my principle reduces 1 k per year, and I keep rent at 750 per year for 5 years

Does my ROI increase, with the reduction of principal?

If I raised rent to 900 per month, does this increase my ROI on initial 8k

Also, if capital costs were 10k, does that effect original ROI? Additive, to the original 8k down payment??
