I would say it's not necessary to start a new LLC for your one rental property. However, it sounds like you have future plans of having more. If that's a path that you will inevitably be doing anyway then it wouldn't hurt (it wouldn't hurt to start one regardless). There are multiple benefits, as I'm sure you are aware, of having an LLC for multiple properties (some people have an LLC for EACH property). My opinion is to keep business separated by what is intended by that business. Therefore, my vote would be to have one for the added protections.

@Johnny Napier Sorry I never replied to your first comment. And negative on the property. Since my initial post I have ventured out to properties, have worked with realtors, and even placed an offer on a property. 

What I am learning first hand is that financing is my first obstacle. For someone without a lot of capital and for someone that hasn’t networked the way I should be I haven’t been able to press forward with anything. 

My initial goal has been adjusted from buying a property to networking a ton. I’d like to meet as many people as possible. Get involved with the area and know the ins and outs.

Are you a part of the PREIA email list? Or TRIG? Blasting an email to those groups typically yields a few good answers. Have you had any luck finding anyone yet?
