The whole seller is based in Dallas and I am in Houston. I did ask if we could close with my title company and he replied they have a title company they work with. One title company I worked with said they won’t Tun title unless I was closing with them.

Looking to lock up a property today with a whole seller, how do I protect myself by making sure no taxes are owed and there is no lean on the property?

Since my father and I do own a remodeling company I would want to keep the two separate. So maybe just one LLC for each. One more question how do you run a title as to make sure there are no leans on set property before closing with a whole seller.

Do you create a new llc for every flip? I’ve heard this is the safest route to go.

Great info! I will try this out as I’m trying to close with the whole seller this week. Having the title run today, looks like a 2 month turn around for my and my crew if I am able to purchase.

I am in Texas and would like to buy a fix and flip from a whole seller. I looked into a llc for all future fix and flips but I see there is a 30 day waiting period. I would like to close this deal this weak. Is there anyways I could buy this property under my existing dba? Also using a hard money lender.

I am building my first single family home. County is asking for a foundation certificate to be submitted before I can get the inspection done on the foundation. Is this a third party inspection?
