Anyone know where to find good templates for direct marketing specifically the content to put on it. I want to target pre foreclosures / vacant properties but not sure on what to write, more so looking for a starting point on a template that doesn't come off too impersonal

Does any one know of any Private or hard money lenders in CT that offer HELOC's, or any alternatives I am having a hard time with traditional banks due to my DTI ratio even though I can easily afford the line/loan I am looking for, I know this must be a pretty common problem, I Have the equity and cannot access it which is extremely frustrating, any advice is greatly appreciated

So I've noticed a property in my neighborhood that appears to be vacant, and after doing some research I have found that it is indeed vacant, for about 4 or so years now but the owner has unfortunately passed away. However I did find out that right before this the property was transferred into an LLC. Which I assume would be a family member/members. Records indicate the property was paid off quite some time ago prior to the transfer. It appears there's not much of a plan for the property as there is no one living in it or doing any maintenance for that matter. I currently have two properties in this neighborhood and this would make a great addition to my portfolio. However I do not have any experience with off market deals or this type of situation. Does anyone have any suggestions as to how I could approach this or where to start.

I currently house hack a three family i purchased in 2015 which allows me to live almost for free. I have built quite a bit of equity in this property but not enough to touch. I am 100% debt free minus the mortgage but saving a downpayment for the next investment property is a slow and painful process. I have contacted multiple private/hard money lenders on recent deals i have found, only to find that these lenders are asking for almost as much " skin in the game" as it would cost me if i just went with conventional financing. I have also sourced some small lines of credit and personal loans but the associated risk in going that route does not sit well with me. I feel completely stuck and would hate to keep passing up deals for the next year or two that it would take to save 15 - 20% down. Any tips or ideas on how to get around this problem?

I currently own a three family and live in one of the 3 units for the past three years that I bought with a FHA/203k Loan. I have a good amount of equity but not enough to do a cash out/refi or take a Heloc, can I do a 1031 exchange to move into a bigger/better property by using a FHA/203k Again?
