For a first time commercial multifamily purchase, do you all recommend having a real estate attorney review the loan documents? If so, does the real estate attorney need to be in the state in which you're looking to purchase?

Any advice for first time commercial multi-family investors wanting to find the best commercial mortgage broker and where to get started? What advice do you recommend in where to start looking? Does the broker need to be in the state I'm looking to purchase? How do you vet out the good from the bad....

There's so much information out there it's a bit overwhelming so any advice you all can offer is much appreciated!

I found a duplex in a great area of Northern California that is currently for sale and being rented very low (1 unit $2,000/month and 1 unit $1,900/month. I know that area really well and know that I could be getting $3,300-$3,500 per unit.

What is the best way a buyer can raise rents to market value? Are there any CA laws that restrict me from doing so?

How do you all find great deals on multi-family units? I've looked through Realtor.com, Zillow.com, Auction.com, Foreclosure.com, etc... but I've only found retail priced properties. What is your best advise for finding good deals for 2-4 units or more?

Does anyone have their own template of best questions to ask when interviewing/vetting through Contractors, Project Managers, Hard money lenders and Agents?
