Post: Wholesalers in CT - Where did you go???

I am an active real estate flipper and investor in CT and since Covid-19 my wholesalers and subsequently off-market deals are drying up. I typically get 4-5 off-market deals per week to analyze and that has dropped to maybe 1 per week. I am sure the deals are out there especially with everything going on but it seems like everyone is holding tight through this crisis and not making any selling decisions. Is anyone else out there facing the same issue. Looking to see what you have done to overcome this problem.

I started investing in real estate 10 years ago when the real estate market was depressed. I used to buy all foreclosures off the MLS, rehab them, and rent them out. Over time the foreclosures dried up, and I was scrambling to try to find deals. Since 2016 I have turned to wholesalers or direct purchases. But still finding the deal has become the hardest part. I currently own 7 LTR units and 2 STR units as well as completed 4 builds. Now in 2019-2020 I am finding even the wholesalers are bringing less and less valuable deals my way (Side Note: I am looking for bigger and bigger deals, apartment complexes, commercial, multifamily LTR's and STR's).

I miss the old days where banks were desperate to get rid of their foreclosure inventory and would take almost any cash offer. I would love to hear anyone else's story on how their real estate investing experience has changed over the past years and what they have done to adapt.

@Michael Noto I am an Agent for this particular transaction. Most likely going to be a 5+ unit residential apartment or a mixed use (retail store fronts 1st floor, apartments above). 

I live in CT where I am a licensed Real Estate Agent and this is for one of my clients. I also operate a real estate investment company in TN where I know plenty of commercial lenders. Unfortunately, they are all small institutions so they don't venture outside of TN. 

@Scott Hollister I understand how commercial properties are valued. I am looking for a lender that can offer 80% LTV on commercial. So far is has been a battle in CT, most are requiring 70-75 Max LTV. I have been to the fairfield meetup and unfortunately I am not available to make the Manchester one.

I need advice on how to get a good commercial lender in Connecticut? I am looking in the New Haven/Middletown/Waterbury area. Does anyone know the best way to get commercial financing.

I am currently looking for Fix & Flip opportunities and wondering where is the best market is? I live in between Waterbury and Danbury and am looking for any advice/guidance on how to choose the correct market, and how to get started. Any help would be appreciated.
