So my main question, is it better to buy a rental personally or start an LLC and purchase it through the LLC? I have a business partner and we are trying to see what is the best way to make sure were approved by lenders. Also, if anyone is from Ohio, is Ohio friendly to LLCs? (in terms of taxes and other categories)

I have read a few books on real estate investing and I think I am ready to get started, but I was wondering what is the best way to fund rental properties/house-flipping?  I am a recent college grad with a stable job, but I want to find new ways to grow financially. I am interested in becoming a real estate agent as well, but I just feel lost on how to get capital.  Would gaining more experience in real-estate be worthwhile as an agent before my first major investment, or should I stay focused on getting properties?
