Hey BP,

I have a family member who recently bought a cabin in Big Bear, CA and is having trouble finding a good place for good quality but affordable ($5K-10K for full kitchen renovation) kitchen cabinetry and countertops.  We're not looking for custom work, probably just assembled cabinetry and Quartz countertops.  Because of COVID-19, most of the local businesses are closed so we're looking near the San Bernardino area that would deliver to Big Bear.

I just did a full kitchen + kitchenette reno in Oregon for under $9K so I know it's possible, any business suggestions would be helpful!

Hey all,

I'm looking to find my 2nd residential investment soon in the greater Portland Metro area and was wondering if there were any trends you've seen over the past year that I should be aware of?  Or if there were any upcoming laws/changes that could affect the housing market in that area?  I'll obviously be doing my own research online but I wanted to see if the BP community has any insight on this as well.  Thanks!

I know this is late but did anyone find a good clause for this?  My biggest concern is if my tenant's visitor found the firearm and used it on the premises even though the tenant him/herself worked for law enforcement I want to make sure i'm not liable.

@Jennifer Bailey After my own personal experience with qualifying for a loan I suggest working with a loan officer who can really make your case appealing to the underwriter. On paper, I only have about $1000 taxable income monthly (way too little for a mortgage loan) but I also own my own business so a lot of my money is tied up there. I figured i wouldnt be able to qualify so i just didnt try. My family and SO finally gave me the push i needed to give it a shot and so i made an offer on a single family in Oregon City, OR last week. My offer was accepted and now im working with the loan officer to get my mortgage loan! Since my standard income isn’t very appealing, my loan officer had me write a letter explaining who I am and where I come from (like graduating with honors from blah blah, MBA in blah blah), and also attaching a P&L statement showing growth in the company over the past year and a half. I’m still waiting on a response from the underwriter but my loan officer said most likely we’ll be able to get 5% down, worst case 10%. I hope my story helps a little, don’t give up hope and write yourself off before trying!

Hey Bigger Pockets Forum,

I'm currently in the process of purchasing a 4/2 single-family home that has 2/1 with kitchen upstairs and a 2/1 with kitchen downstairs with a separate entrance (the ADU). I'm wondering what the process is to separate utilities and get a separate mailing address for it - is this even possible?

After reading around the forums, it seems like there's a mixture of landlords charging utilities in the rents and landlords trying to sub-meter but my agent said that getting sub-meters installed will be too expensive so I think that's out of the question.  Are there any other solutions?  My plan is to treat the property as a duplex with two separate tenants.

With that said, I'd really like to have two mailing addresses (like 101A & 101B or something) so tenants don't have to interact with each other unless they want to.  Who do I contact to set this up? USPS?

This is my first residential property ever so I'm nervous but excited!

Any help would be greatly appreciated,
