We recently purchased an RV Trailer as a STR. Listed on Airbnb, Outdoorsy and RV Share. This has been surprisingly profitable. This would be something to consider as a first time investor looking to increase cash reserves with minimal upfront capital.

Bought brand new with 7 year warranty:

Purchase Price: $33k

Down payment: $3k (tax and license)

Monthly payment: $265 + $45 insurance

Furnishings: $2k

Per night rental: $300

Average monthly income: $2.5k-$4k

Depending on the area and amount of campsites available in your immediate vicinity this could be an alternative option for (first time) investors looking to add cash flow for future ventures.

Just a different prospective or opinion other that buying property.

@Ben Tilbury yes the property has the sellers main residence on one side and a mobile home (rental) on the other side. I was after the mobile home with 5 acres. If it was splittable a I would have done further research on septic and water. There was a separate power feed that was disconnected and available. Would of been perfect for a spec home builder or someone’s primary. This was located back by Blacklake.

@Joe Gonzalez Hey Joe, thanks for the response. As a follow up the property turned out to Not be splittable. Her in San Luis Obispo county properties are split in 5 acres parcels in rural county. This particular piece was just under the acreage at 9.41 acres. Bummer because this gentleman ended up agreeing to a super low prelim offer.

@Seth Hutson Hi Seth, I’m looking at a few locations... not too specific but North Little Rock, Conway and Fort Smith look to be decent cities with good price to rent ratios. Would appreciate your help.

I have a seller willing to do a property split and I’m looking to wholesale to a local developer/buyer. How should I structure the deal? My thoughts/action would be as follows:

1. Get the seller under contract.

2. Ask for a 120 day contingency (or more?)

3. Perform my due diligence on the land and zoning.

4. Reach out to local developers, spec home builders, real estate agents...

My questions from the forum would be how to approach the seller?

Should I let him know my intentions of wholesaling the property?

Obviously ask his motivation for wanting to sell.

Before I call him back I’d love some pointers to push this deal through.
