Have a rental property in Durham that has some equity and wondering if there's anyone on the forum who knows of lenders either in the are or online who would issue a HELOC on a rental?

Hey y'all,

Looking at some BRRRR type properties and trying to figure out the best ways to get an idea on rehab cost from contractors. Wondering what you wonderful folks on the forums do when you're looking at these types of properties and you don't already have a relationship with a contractor (I'm sure lots of folks on here already have that).

So I think my question is two fold:

a) When in the process do you start engaging a contractor?  

b) How do you start to build contractor relationships before you have work for them?

Hey everyone,

Really excited to learn from the collective wisdom of the bigger pockets forum.

One of the maxims that I hear On BP is that you should expect about a 10% batting average (on average). That is to say you shouldn’t expect more than about a one in 10 offers to get accepted. 

Assuming that this statistic holds true (and ignoring the exact success %), I’m curious as to whether people are visiting 10 properties before making 10 offers? Making 10 offers without seeing any properties and then visiting once an offer is accepted or a counter offer is received? Something else?

 Relatively new to the forums so if that question has been addressed somewhere else would definitely appreciate a redirect!

Wondering if anyone has recommendations of good property managers (or ones to avoid) for Durham.  House will be on the higher end of the rental spectrum, close to downtown Durham.  I've seen Acorn & Oak (don't love the $400 fee) and Red Door, wondering whether anyone has experience with those or others they can recommend?
