hi @Jonna Weber - Yes, I was really lucky. Even then, the properties were listed around $135,000, but I put in lower offers and they were accepted. Since then, I have been investing in Tennessee and Alabama, but if something comes up in Boise I would be all over it. I am definitely long-term Jonna. Because I am a taxpayer in Japan, I can't do 1031 tax-free exchanges (I have to pay the capital gains tax here and depreciation recapture). I plan to just hold forever. What types of properties would you suggest for this long-term plan (where and in what price range)?

Thanks @Tony Napier . As I mentioned above, I've also gone out of state, just wondering if anyone is still making it happen in the area. Ohio seems like a great market, which cities are you in?

Thanks for the reply Rob Beardsley. This property is held in our personal names. So does that mean we'll just have to refinance? I tried to do it with the current lender but they refused because I have 8 loans. Maybe I have to go with a different lender?

Hi guys,

I am on loan number eight and I have two more in my sights. As I live in Japan and earn a pretty good salary, I am not doing anything unconventional, just buying with 20% down on properties I'm finding through agents and some turn-key. If I want to continue buying these types of properties, what are my options?  Any recommendations for private lenders that do long-term loans on market price properties or portfolio/commercial lenders?

Hi,

In 2015 I bought a rental property with my mother. We are both on the loan. Both of us have continued to grow our portfolios and in order to maximize our Fannie/Freddy loans, I want to buy her out. How do I do this? I hear people say it all the time, but what are the mechanics? Do we have to refinance or is there a way to do this like a normal sale? Any advice would be much appreciated.

Hi, I’m in Japan but I own a couple of SFR in Caldwell. I own several more in TN and AL. I would love to meet up the next time I’m in town, maybe February. I want to invest more in the Boise area, so I would love to Network more with people there.

Thanks for your input guys. I probably need to wait until next April to buy the property because I was promoted this year. If I I want to use my new salary for the loan I need a year in the new job. So, I have a lot of time to research all my options. I hope I can make it to a meeting in Tokyo at least once too, so I can meet everyone.

I do speak Japanese by the way, but I don't know how confident I would be to make such a big investment with no English help. Luckily, my wife is Japanese and is willing to help.

Hi guys,

I live in Japan, but I own two investment properties in Caldwell that I bought in 2014/2015. I bought them for $120,000 and rent them out for $1200/1300 a month. They have since appreciated to about $170,000, but the rent has remained unchanged. These are all MLS deals by the way.

I have been investing out of state, but I am just wondering if anyone is still getting yield in this area. I would love to purchase more in the area since my mom lives there, but I'm having trouble finding deals without boots on the ground.

Does anybody in Japan have an experience with Pacific Asset Management?
