Just wanted to start a small discussion about some of the best closing companies you guys are using in Indianapolis.

Investor friendly, well versed in assignment and double close a must of course.

Awesome, thanks Dave. All you hear are the success stories of course, but you don't hear much about the hustling and failure it took to get there. Great information to know though.

I launched my operation Tuesday and have had two leads so far. One yesterday and one today. Both haven't panned out. I'm definitely not discouraged in the slightest, great learning experiences have come from both opportunities, but just as a guideline, what's the ratio of "wins and losses" would you say? We're currently 0-2.

Doesn't look like this one will work out, but we'll see what happens. I wouldn't be surprised if I got a call back in the next day or two. I'll be sure to keep you in the pipeline for any future deals I find though.

It's been about a week since I decided I wanted to get into real estate. I have done due diligence on every aspect of wholesaling. I actually have a guy that's very motivated to sell me his house. He sounds almost desperate.

I went to "www.findcompsnow.com" to see the value and it says it's valued at $111,225. (Is this reliable?) He is current on payments and wants $28,600. Should I check it out and get it under contract?

And if this is something to pull the trigger on, does anyone know any potential buyers in Indianapolis and a good closing company?

I appreciate any insight in advance. Thanks guys.

Thanks Bill and Wayne. I think I had a short sale on a pre foreclosure confused with a sub2. I was doing some reading and it sounds like a lot of well experienced investors suggest rehabbing or wholesaling a couple properties THEN looking into sub2's.

Anyway, I'll check out the post Wayne.
