@Ericka G. Hi Ericka,  Would you mind PM your realtors information?  I'm exploring a few markets but would like to check out the cities you mentioned to see whats there.

@Joseph M.  We are currently renting a small house near culver studios so we're walking distance to dtcc.  We would love to be near Carlson Park but we are priced out and any chance for a rehab seems to be scooped up by commercial developers.  

I've been in and out of West LA for the past 8 years or so but I can't remember when Culver wasn't a good neighborhood like how some people have told me.  Would have been great to buy and hold back then!
