Hi all, 

I was just looking through zillow in the Tampa, Florida area and came across this property that was just posted today.   It is said to need full rehab and repairs and I just wanted to see what process or analysis you guys would do with this property.  

1307 E River Cove St, Tampa, FL 33604

Hi all,

I'm currently 19 years old and have been interested in Real estate since I was 16. I recently talked to someone about it and they recommended get my real estate license. However, I feel like getting your license is only for people that want to be a realtor and sell houses. But that's not what I want to do, I'm interested in house hacking/STR/Wholesaling. I do move to North Carolina in August and wanted to see what I could do with my license such as things like weekend opportunities and extra money to get even more knowledge of this industry. Do any of you guys have any ideas of what I could do with my license if I were to get it?

Is there one happening in August?  I move to North Carolina in August and want to connect

Hi all,

I'm 19 years old and will be moving to Greenville, NC in August.  I just wanted to see if anyone is around that area that may be an investor, wholesaler, cash buyer, or someone that can maybe help with the path I want to go on.  I'm thinking about wholesaling first so I can then invest that money into a multi family property and keep building the empire I always dream of.  If anyone is around Greenville, NC...let's connect and chat.  I always have questions as I am practically in love with real estate and am always on bigger pockets and trying to gain knowledge from other sources.

Is the property already foreclosed? If not you will not be able to wholesale it. Typically it will come back to the bank and they will list it on mls.

 I found it on zillow and it says it's foreclosure/for sale.  They're asking 160k but zestimate is 202k.  With some rehab it can definitely go up even more.

Hello,

I recently found a foreclosure property located in North Carolina.  I'm new to real estate as for the past year I've only been reading and watching videos just trying to collect as much knowledge as I can.  I really want to take action as I know that's the best learning experience.  What would be the best way to go at this if you don't have any money saved up?  Could I wholesale this and find another buyer that will take on the contract for a little more so I can get profit?  I feel like wholesaling this foreclosure property would be the best way for me to go because I have no money saved up as I just started this new job(plan to start saving now).  What would you do?

This is a good question. And what @Ryan Moyer said is spot on. My STR investor clients in Denver and Colorado Springs who bought five years ago can run a mediocre Airbnb/short-term rental and still do well because they bought at a very different price. If you're buying now, the prices are higher, and you've got to up your game. The place has to bring something extra -- great interior design, a hot tub, a view, incredible proximity to the action, etc -- something that will make you stand out and be able to ask and get the big bucks that make the investment worth it.

To your question about what you should do as a 19-year-old. I'd say get a job and house hack as quickly as you can. Buy a 4br house, live in one room, rent the other rooms. If you're buying as a primary residence, you don't have to bring as much down, so you can get into real estate much easier. With the room rentals offsetting your mortgage, you'll pay little-to-no mortgage, save that money for two years, buy another home, move into it, repeat once or twice more. You'll have a few properties in a few years, most generating decent cash. Save it all and then buy a nice Airbnb/vacation rental.

 How much do you think I should save up before buying a house?  I'm moving to North Carolina in August to stay at an 2br apartment with my friend for a year.  I plan to save money for a year when I move there and hopefully can do stuff in the mean time besides saving.  I just really want to do something and I think wholesaling could be a good thing to do too.

Hi all,

I'm 19 years old and recently just started a job that pays pretty well.  However, I don't plan on spending all of it and I plan on using most of my income to buy assets.  Other than real estate, what are you guys buying or doing that is making you extra money in your sleep.  I watch all these videos and they say to buy assets but I just don't know what to put my money into.  I really want to double my income and become wealthy in other ways besides real estate.  Leave comments on what you do or if you have any suggestions.
