@Jason Owen Great to meet a fellow newbie. Welcome, as well.  I have only been to 1 meeting, which I found on BP, but it was in NorthOC (since it was only one comping up near us). I would love to find more that are beneficial, so if you know of any that you find helpful, I'd love to hear about it. I want to flip, but I'm trying to learn as much as I can before I can started on an endeavor of that magnitude. When a flipping option (and really any option) start at such a high price point, you obviously can't just throw cash around blindly (not that you ever should, obviously).  I need to learn the numbers first (especially rehab costs) and/or partner with someone who does, before I can flip.  I'd love to hear about what path you're planning to start on as well.

Hi everyone!

My name is Danielle and I live in Los Angeles. I am brand new to real estate investing and am excited to learn! I stumbled upon Bigger Pockets about 3 weeks ago, and have been voraciously listening to the PB podcasts, I read Rich Dad Poor Dad, and went to my first REI meeting in Orange County last week.

I would love to chat with anyone in the Los Angeles and/or Orange County area and learn about their experiences investing in these markets. I am taking the CA real estate salesperson exam shortly, but I'm still in the process of synthesizing my desired niches in REI with my skills and financing options.

For example, it's not possible to buy a duplex for $300,000 (or even close, in most cases) in Los Angeles, not to mention in an area that you could get any desirable tenants afterwards (or would want to live) even if you created a beautiful property from the flip.

I am particularly curious to learn how people have started out in REI here and how they apply the various concepts we hear about on BP because everything is relatively expensive compared to most other areas, so clearly the barrier to entry is higher.

@Megan Greathouse This was such a fantastic read and very encouraging for someone just starting out, like myself. I definitely LOVE the BP podcasts too and have also found that they've broadened my knowledge about the industry, as well as various terminology. 

A huge congratulations to you on successfully closing your first quad - and with some great numbers, at that!! I love that you looked through many deals, even with all the hassle, and eventually only closed on a deal that made sense, after running the numbers multiple times with multiple scenarios. That sounds a great system. 

Thanks for sharing your story again. It was really motivating and helpful and motivating!
