My CPA (in Denver) also has an investment property in AZ and said it's fine to start my LLC in Colorado. I called a CPA in AZ to confirm, it isn't necessary to start the LLC in Arizona.

We're purchasing our first property in Arizona and learning their LLC regulations as we're from CO. I'm looking for a decent yet inexpensive lawyer to assign as our Statutory Agent. I thought my Prop Mgr could be this person but he explained that this entity is who would represent you in a lawsuit. I dug deeper to read that we also need to post in the paper a number of times...this is more complicated than the 30 second online form we filled out for our 3 Colo properties.Thanks for your guidance and thoughts!

Yesterday I received my first email from Host Compliance about paying Transient Taxes for one of my rental properties. A quick trip to their website explained how they've built a business around helping counties with enforcement and tax collection. Eesh. Has anyone clicked their link to "submit a revenue report"? Obviously I'd love to check my compliance without flagging myself. This also concerns me about another property that I own right outside of a jurisdiction...joy.

Interesting responses! I guess that was my main question: should I be concerned for the well-being of the property and any responsibility coming back on me for aiding in any illegal business by providing the space versus being happy that they pay and don't bother me too much. My lease is solid so the liability factor is low. But I can't help but worry about 3 little girls potentially living there sharing one air mattress and having no other possessions/toys. Clearly I'm a softy.

I just recently visited a property and the house is sparce. Other than a couch and lamp in the living room and a table in the kitchen (no chairs) and lots of laundry it just seems that they're only living there part time if at all. Air mattresses, no dressers, nothing on the walls. There are 3 kids and no toys. Should I be concerned? Any ideas on the best way to do detective work on this? They have lived there for 5 months. The water bill was a little high in Feb and they smoke a lot of weed but unless they're growing in the garage, I've seen no signs of that. I just don't want my rental property to be a cover for criminal activity. Recalling my discussion with their previous landlord when screening them, he said they paid on time and they had A LOT of crap. It seems odd that it's the opposite now.
