Other concerns:  Who will read the meters on a monthly basis? Who's name will be on the account? 

The best, although MOST EXPENSIVE resolution is to run a new, separate line from the street to the house for the other unit and have the water company put in their own meter and the tenant pays directly to the water company.  I know, it's thousands as compared to a hundred or two, but if it's a 'forever hold investment' you might consider it.

We have a duplex and are working to make it legal. The city doesn’t require us to have two water meters but we’d like to track it some way so we can charge tenants based on their usage if possible instead of a50/50 split. Are there any systems you have used to track water usage for separate units when you only have a single meter?

We have one mainline from the city and then when it gets to the house we have separate lines.

We are working to get our duplex legal through the city and need an architect to write a design. Any recommendations in the Salt Lake area?

Or do you have any suggestions when looking for a good one? What kind of cost is expected?

We are working on legalizing our duplex. We are firerating ceilings and separating all utilities. The city is asking for an architectural design plan that includes before and after with ductwork included. We’d prefer not to hire it out and save on cost. Has anyone had luck drawing up their own plans? What design software/app did you use? any other suggestions in working with the city?

Thanks to everyone for your input! I am excited about these other financing options and will look into finding a lender that will qualify us based on rental income.

My husband and I sold a duplex during the summer that profited us $100,000. He also lost his full time job during the summer so we don't have a steady income anymore (though we are actively looking for one in his line of work), though we do have some part time income. We have been interested in buying a fourplex (with the intent to live in one of the units for a short time), but are having a hard time knowing how to get financing without a full time job. We are ready to jump in to the investing world, but aren't sure how without a full time job. Also, is it best to put all of this money into one fourplex or should we split it up and buy multiple properties to start with? 

Even though we've had a duplex, we are pretty new at the whole investing thing, so we would love any direction!
